Our Policies: 


Communication is always an important factor in developing and maintaining a good working relationship.  It is our goal to respond as quickly as possible to our owners and tenants problems and concerns.  Each property manager has email, cell phone and an office phone system that relays voice mail messages after hours.  The broker/owner is also available to assist with any questions. 


We are members of the local, state and National Associations of REALTORS® and subscribe to a strict code of ethics.  We do business in Accordance with Federal Fair Housing laws (The Fair Housing Amendments Act of 1988), Arizona Revised Statutes which include the Landlord and Tenant Act and Departmenbt of Real Estate Commissioners Rules.

Our Fees: 


Our initial set-up fee is $200.00 which is used to cover sign installation, advertising, and account processing. Once we have placed a tenant in the home, a "maintenance account" fee of $250.00  will be deducted from the first month's rent you receive. This account is to be held and used for maintenance and/or repairs, and replenished so there is always enough money in your account to cover expenses up to that amount. This is NOT a charge that will occur every month. It is a one time fee, and only replenished if it is used.  

Our management fee will be deducted from the first month's rent once we have placed a tenant in the property, and is a percentage of the rent. This percentage is agreed upon between Owner and Property Manager and is determined by a number of factors, including, but not limited to, number of properties we manage for an owner, distance to property and market considitions.
